Goldsby Roof Leak Repair That Finds the Opening
The stain on the ceiling is where the water arrived. The repair starts by tracing it back to the opening on the roof.
Trace the leak — (000) 000-0000
The stain is not the leak
Water runs along decking, a rafter, or the top of a ceiling before it shows. The brown ring in a Goldsby living room can be several feet from the opening. A patch placed under the stain, on the shingles directly above it, often misses the boot, the valley, or the wall flashing that is actually open.
Leak repair on this site means finding that opening and closing it. It does not mean painting the ceiling, and it does not mean a standing offer to "inspect" as its own service. The look at the roof is how the leak job starts.
What the leak scope names
The list names the opening once it is found: a cracked boot, an open valley, a kick-out flashing that was never there, a nail pop that became a hole. It names the shingles that have to come up to reach that opening and the flashing that has to be rebuilt. If the trace shows the field itself is finished, the scope changes to replacement and you hear that before a partial patch is sold.
Attic access matters. When the attic can be entered, the trace uses the deck from below as well as the shingles from above. When it cannot, the scope says the trace is from the roof only.
What the repair includes
The trace, the opening closed, the surrounding shingles tied back in, and a check that water from that slope has a way off the eave. If the gutter is dumping water back under the starter, the leak scope says the gutter is part of the cause and points you at the gutter job rather than pretending a shingle patch will fix a drainage problem.
We do not file an insurance claim for you and we do not tell you what a policy covers. If you are asking the carrier about the leak, you can hand them the scope. The scope is a description of the opening, not an adjuster's report.
What happens on the visit
We start where the water showed up inside, then move to the roof and, when we can, the attic. You get the opening named in plain words: which penetration, which joint. Work starts after you agree that is the piece to fix. If more than one opening is likely, the list says so instead of picking the nearest shingle and hoping.
How fast a leak can be closed
Once the opening is known and the piece is a repair, many leaks are closed the same day. A leak that turns into a valley rebuild or a section of soft deck takes the time that piece takes, and the scope says that before the crew starts pulling shingles. Active rain changes the day. We will not nail a repair onto a deck that is still running with water.
Why the trace comes before the patch
A patch on the wrong slope makes a second stain and a second call. Naming the opening is the work. The same person who traced it is the person you call if water shows up again, because a second stain might be a second opening or it might be the first one we can still see.
Tell us where the water showed up
The room, the last time it rained, and whether you can see a boot or a valley above that side of the house. Call and we will start the trace from that description.
