Goldsby Roof Replacement, Tear-Off Listed First
A full tear-off and a new shingle system. The scope names layers, decking, flashing, boots and the magnet pass before a shingle comes off.
Name the tear-off — (000) 000-0000
When replacement is the job
Replacement is the right Goldsby job when the field of shingles has failed, not one flashing. Curled tabs, missing courses, granules piled in the gutter, and a roof that has already been overlaid once are the usual signs. A single dried boot on an otherwise sound roof is a repair. A roof that is soft in several places, or that has two layers and a third would be a mistake, is a replacement.
People call this job after a season of leaks that were patched one at a time until the patches outnumber the original shingles. The scope then has to say the patches come off, not that another patch goes on top.
What the replacement scope names
The list includes how many layers come off, the underlayment, the starter strip, the field shingles, the ridge, every pipe boot, the step flashing at walls, the valley metal or the woven valley, and the drip edge. It also says what happens if a sheet of decking is soft: that sheet is replaced and the new shingles are not nailed into it until it is.
You approve that list before the tear-off. If the open deck shows more soft wood than the walk on top could see, the crew stops long enough to add those sheets to the list. The job does not quietly grow.
What is included
Tear-off to the deck. New underlayment. New flashing and boots as written. The shingle system named on the scope. A dumpster or a trailer for the debris, and a magnet pass so nails do not stay in the driveway. Permits, when Goldsby or McClain County requires one for the tear-off, are named on the same list rather than left as your errand.
Ventilation is included when the ridge or the intake is blocked. A new roof that cannot move air is not the system the scope should describe, so the scope says whether the ridge vent is part of the job.
What the visit looks like
Someone walks every slope that can be walked, looks at the attic when there is a safe way in, and counts layers at a lifted edge. You are on the ground or on the phone for the list. The visit ends with the scope, not with a crew already tearing shingles. If you want a day to read the list, the shingles stay on.
How long the roof is open
A straightforward single-layer tear-off on a Goldsby house is often a one or two day job once the deck is sound. A second layer, a steep pitch, or several sheets of bad decking adds time, and the scope says so before the date is set. The crew does not leave the deck exposed overnight without cover if weather is moving in. The plan for rain is part of scheduling, not a surprise at noon.
Why the list is the whole point
Two replacements can use the same shingle and cost different amounts of work because one deck is solid and the other is not, or because one roof has four pipe boots and a dead valley and the other does not. Naming those pieces is how you compare the job to the roof you actually have. The person who wrote the list is the person who stays reachable while the crew is on the house.
Call and describe the roof you have
Say how old the shingles are and whether water is already inside. We will tell you if it sounds like a replacement and what the scope will have to name.
